Smart locks are one of those investments that, if done right, save you hours of check-ins and hundreds of euros per year. But they are also one of those things that, if you get it wrong, end with a guest calling you at 2 a.m. because they can't get in. In this guide, I tell you what types there are, how much they really cost, which to choose based on your door, and what mistakes to avoid before spending 300 euros on something that doesn't fit.
Why install a smart lock
If you still do in-person check-ins or manage keys with safes, a smart lock changes the game. Here's why:
- Zero travel: you don't have to go deliver keys. Neither you, nor a co-owner, nor a guard neighbor.
- Unique codes per guest: each reservation, a different code. When they leave, it stops working. Goodbye to worries about key copies.
- Access history: you know what time each person entered. Useful for resolving disputes or detecting parties.
- Fewer lost keys: zero lost keys, zero locksmith calls costing 200 euros.
- Better experience: the guest arrives, enters the code, and gets in. No waiting for anyone.

Types of smart locks
Not all smart locks are the same. And not all are suitable for your door. These are the four main types:
1. Overlay locks (retrofit)
They are mounted on top of your current lock, from the inside of the door. They turn the cylinder from inside. You don't modify the exterior of the door.
- Pros: easy installation, reversible, you don't change the original lock.
- Cons: depend on an external keypad or the guest's mobile. And if the cylinder is very stiff, sometimes they don't turn well.

2. Complete locks (with external keypad)
You replace the entire lock. The exterior part has a numeric keypad and sometimes fingerprint.

3. Lockboxes with code
It's not a smart lock in the strict sense, but it performs the function at low cost: a small box on the facade where you store the key, with a configurable code.
- Pros: very cheap (30-80 euros), no battery, no internet.
- Cons: the code doesn't change automatically between guests (you change it manually), the key can be forgotten inside, and if someone forces the box... goodbye.
- When to use: if you have 1 property and a tight budget.
4. Cloud-connected locks (with WiFi bridge)
Many locks (Nuki, TTLock, Tedee) by default work only via Bluetooth. To manage them remotely, you need an additional WiFi bridge (30-70 euros extra).
Without the bridge: you only open from the mobile if you're near the door. With the bridge: you create codes remotely from your house, office, or while on vacation in Málaga.

Which to choose based on your case
You have 1 property and want to start cheap
Go for a code lockbox (30-80 euros) or directly a basic TTLock (120 euros). You don't need more.
You have a reinforced door with a European cylinder
Nuki 4 Pro or Tedee are the most reliable options. They work with double latch cylinders and don't cause surprises. Avoid complete locks if you want to avoid carpentry complications.
Managing 3+ properties

Common (and costly) mistakes when installing a smart lock
1. Not considering batteries
All run on batteries. If they run out at 3 a.m. with a guest outside, you're in trouble. Solution: check battery level during cleaning and change batteries when below 30%. Keep spare batteries in the property.
2. Not having an emergency key
Even if you use a smart lock, leave a physical key in an accessible place for emergencies (hidden safe, trusted neighbor, cleaning manager). You'll thank yourself when system fails.
3. Relying only on Bluetooth
If your guest doesn't have the app installed or their phone doesn't work well, and you don't have a keypad or WiFi bridge, you're done for. Always ensure there are at least two ways to open: code and app, or code and physical key.

6. Not informing the guest

What the law (or almost) says
There is no specific regulation that obliges or prohibits smart locks in vacation homes. But there are two things to consider:
