In this guide, I tell you the real options available in Spain, how much they cost, the problems each one has, and how to choose based on your property type.

Why key management matters more than it seems

Think about this: 80% of negative reviews related to arrivals are about access problems. Lost keys, non-working codes, stuck safes, confusing instructions. And each problem costs you time, money, and worse, reputation.

A set of lost keys can cost between 150-300 euros if you need to change the lock cylinder. If it's a building with a secure entrance, multiply by two or three. And if you have to send someone to open at 3 a.m., add another 50-80 euros for the locksmith or manager.

What the law says about safes and locks in community buildings

Be aware of this, as it's a part almost no one mentions.

According to the Horizontal Property Law, any element installed in common areas (entrance hall, facade, landing) requires community approval. Safes and smart locks in common areas can be removed if neighbors demand it, and you may have to restore the area to its original state.

  3. Codes that don't expire. The guest who left two months ago can still enter. Always use codes with automatic start and end dates.
