A guest writes to you the day before checkout: "Can we stay two more nights?". It sounds good. Extra income, no new check-in management, no intermediate cleaning. Option 1: Same price as the reservation

Easy, quick, happy guest. Makes sense if:

  • It's low season and there was no demand for those nights.
  • The guest has been impeccable and you want to facilitate a 5-star review.
  • The difference with the market price is small.

Option 2: Current market price

If the original reservation was made 3 months ago during low season and now it's peak August, charging the same is giving away money. Adjust to the actual price for those nights.

How to Charge: Inside or Outside the Platform

This is where most people make mistakes.

If the original booking was through Airbnb, Booking, or Vrbo

The extension should go through the same platform. Reasons:

  • Insurance coverage (AirCover, Booking, etc.) remains active.
  • Clear cancellation terms.
  • You don't breach platform terms.
  • The review for the extra nights also counts.

Yes, you pay commission again. But charging outside to skip the commission exposes you to guest complaints and no protection.

On Airbnb, use the "Change reservation" or "Modify trip" function. On Booking, do it from the extranet. Vrbo also allows modifications.

If the reservation was direct

Easier. Charge as you did for the original: transfer, Bizum, card payment, or payment gateway. But send a message with the new dates, amount, and confirm in writing.

  • The offered price is well below market and they won't negotiate.

How to say no without damaging relations:

"We would love to, but we have the next reservation confirmed and can't move those guests. If you'd like, I can help you find nearby accommodation for the extra nights."

Offering help to find alternatives often softens the refusal. Sometimes, you even get a positive review.

Special Cases

Extensions crossing into high season

If the original reservation was in June and the extension goes into July (high season with higher prices), you need to charge the new rate. Explain it with data: "That night in the calendar is at X€".

Very long extensions (more than 5-7 nights)

Be careful here. If a guest asks to extend from 3 to 10 nights, it's no longer an extension, but almost a new reservation.
