Pests in Vacation Homes: How to Prevent Them, What to Do If They Appear, and How Much They Cost

A review mentioning "bed bugs" can sink your listing for months. And I'm not exaggerating. Pests are one of the few problems in vacation housing that can ruin your reputation overnight, cost hundreds (or thousands) of euros in treatments, and force you to cancel reservations. The good news: almost all are preventable with simple routines. Let's get to it.
Why pests are a serious problem in vacation rentals
In a regular home, if a cockroach appears, you kill it and carry on. In a vacation apartment, it's different:
- Constant turnover of people: guests come and go every 3-4 days. Any pest is detected quickly and mentioned in reviews.
- Suitcases from outside: they are the number 1 vehicle for bed bugs. They come from hotels, airports, other countries.
- Used and poorly cleaned kitchens: food scraps, crumbs, forgotten trash. A feast for cockroaches and ants.
- Unoccupied periods: closed apartments in low season are a paradise for mice and moths.
And worst of all: a review with the words "bugs," "bed bugs," or "cockroach" makes you disappear from the top spots on Airbnb and Booking. Algorithms penalize these keywords brutally.
If a guest detects bed bugs, law (and common sense) requires you to rehouse or refund them. No debate. Arguing in Airbnb chat only worsens the review.
The most common pests in Spanish vacation homes
Cockroaches
The most common. Especially the blonde cockroach (small, light brown) in kitchens and bathrooms, and the American cockroach (large, red) in warm southern and coastal areas.
How to detect them: pepper-like droppings, strange sweetish odor, live cockroaches at night when you turn on the light.
Typical origin: drains, communal pipes, cardboard boxes, shopping bags.
Bed bugs
The sector's terror. Small (5 mm), flat, brown, hiding in mattress seams, headboards, sockets.
How to detect them: tiny black spots on sheets and mattresses (excrement), blood stains on sheets, bites in a line on guests.
Typical origin: suitcases from previous guests. Almost always. Nothing to do with cleanliness.
Ants
Less serious but very annoying. In summer, they invade kitchens if there are crumbs or sugar.
Typical origin: small cracks, poorly sealed windows, food residues.
Mice and rats
Common in ground floors, attics, apartments near gardens or rural areas. Elongated droppings, noises at night, chewed cables.
Moths and grain beetles
In wardrobes and pantries. Less serious but give a bad image if a guest opens a drawer and sees butterflies.
Mosquitoes
In coastal and humid areas. Not structural pests but ruin reviews in summer.
How much each treatment costs (actual prices 2025)
| Pest | Professional treatment | Recommended frequency |
|---|---|---|
| Cockroaches | €80-150 per intervention | Preventive 1-2 times a year |
| Bed bugs | €250-600 per room (heat or chemical) | Only when they appear |
| Ants | €60-120 | Preventive in spring |
| Mice/rats | €100-200 (with follow-up) | When detected |
| Mosquitoes (outdoor fumigation) | €80-150 | 1-2 times in summer |
| Annual contract (all-inclusive) | €200-400 | Recommended if you have multiple units |
Notes:
- Bed bug treatments are the most expensive because they usually require 2-3 visits and heating at 60°C on all textiles.
- An annual contract with a pest control company is cheaper than 2 separate interventions.
- Always request a certificate with the DDD (Disinsection, Disinfection, Rodent Control) seal. It serves as proof for guests and inspections.
Prevention: the part that depends on you
In the kitchen
- Airtight trash bin. Always.
- No open food in cabinets. All in containers or sealed jars.
- Clean drains. A mesh cover prevents cockroaches from climbing up.
- After each stay: deep cleaning, check behind appliances, discard any leftovers.
- Do not leave fruit on display as a "welcome gift" in summer if the apartment will be empty afterward.
In bedrooms (against bed bugs)
This is the most important thing you can do:
- Anti-bed bug covers on mattresses and pillows. Cost €20-40 and are the best investment. They prevent nesting in mattress seams.
- Smooth headboards detached from the wall. Upholstered headboards with buttons are perfect nests.
- Wash all bedding at 60°C minimum between guests. More details in bedding in vacation housing.
- Quick visual check: mattress seams, under the bed frame, behind the headboard. 2 minutes per room.
- Vacuum with hose in joints, skirting boards, and bed corners.
In common areas
- Seal cracks, pipe holes, poorly fitted windows.
- Mosquito nets on windows if in coastal or rural areas.
- Mosquito screens on terrace drains.
- Air conditioning with clean filters (mosquitoes can enter through there too).
During unoccupied periods
This is when mice and cockroaches appear quietly:
- Completely empty the fridge. Leave it open.
- Do not leave food in cabinets. No coffee, sugar, pasta.
- Siphons with water (pour a glass into each drain every 15 days if possible).
- Use pheromone traps in kitchen and pantry as early detection.
- If in a long low season, hire a trusted person to check and ventilate monthly.
What to do if a guest reports a pest
This protocol saves you from 1-star reviews:
Step 1: believe the guest and respond in less than 30 minutes
Do not argue. Never say "that can't be." Even if you suspect exaggeration, act as if it's real.
Step 2: request photos and exact location
"Sorry for the inconvenience, can you send me a photo and tell me exactly where you saw it? I will activate the protocol now."
Photos help you to:
- Identify the pest type (sometimes it's an harmless insect mistaken for something else).
- Show them to the pest control company.
- Justify the refund if re-housing is necessary.
Step 3: decide between quick solution or re-housing
| Situation | What to do |
|---|---|
| 1-2 cockroaches, ants | Send spray, crack sealer, apologize. Book treatment after check-out. |
| Confirmed bed bugs | Rehouse the guest in another accommodation at your expense. No alternative. |
| Mice | Depends on severity. Traps and urgent professional visit. |
| Mosquitoes | Send anti-mosquito plug, portable mosquito net, apologies. |
Step 4: block the calendar
If there are severe bed bugs or cockroaches, block the next reservations until you have a treatment certificate. It's cheaper to cancel 2 stays than to lose 10 reviews.
Step 5: certificate and proof
Keep the invoice and treatment certificate. It helps if the guest makes a claim on Airbnb/Booking or there's an inspection. Responsibility is limited if you show due diligence.
If Airbnb or Booking open a dispute over pests, the treatment certificate and the photos sent by the guest are your best defense. Without them, you will almost certainly lose the case.
How to handle a negative review
If it's already posted, take a deep breath and respond publicly in a professional tone:
"Hello [name], we are very sorry about the experience. We contacted a certified pest control company upon learning of the issue and applied a complete treatment with a health certificate. We have reinforced the preventive protocol and hope future guests have a perfect stay."
More on this in managing negative reviews.
Pest control companies: what to look for before hiring
- Official registration ROESB or ROESP (Official Register of Biocidal Establishments and Services). Without this, do not proceed.
- Written certificate after each treatment with products used, doses, and date.
- Warranty of 30-90 days. If pests return, they come back free.
- Urgent service within 24-48h. In tourism, you can't wait a week.
- Annual contract if you have 2 or more units. Much cheaper.
Common mistakes that will cost you money
- Using supermarket insecticides as the only solution. They kill what you see, not what is hidden. Works for 24h, not as a treatment.
- Not washing bedding at 60°C between stays. It's the number 1 route for bed bug transmission.
- Ignoring the first warning. "Just one cockroach" becomes 20 in a week.
- Not sealing cracks or pipe holes. That's where cockroaches and mice enter.
- Leaving food on an empty floor. Coffee, sugar, pasta. Feast for pests.
- Hiring the cheapest. A poorly done treatment is money down the drain. The pest returns.
- Not documenting the treatment. Without a certificate, you have no defense in disputes.
How Autoregistro fits in
Autoregistro doesn't eliminate cockroaches (hopefully), but it frees you from the paperwork of traveler registration so you can focus on what matters: cleaning, maintenance, and pest prevention.
For €1 per month per property (less than a coffee), your guests fill out an online form before arrival, and their data is automatically sent to SES Hospedajes. Zero manual copying of IDs, zero risk of late fines.
The time you save each week can be invested in checking mattresses, sealing cracks, or coordinating preventive treatments. After all, in tourism, every minute gained for operations is gold.
Frequently Asked Questions
Am I legally required to do periodic treatments?
There is no specific obligation for vacation homes, but you do have general health duties. Some autonomous communities require a DDD certificate if there's an inspection after a complaint. An annual preventive treatment with a certificate covers you.
Can I claim from the guest if they bring bed bugs?
It's very difficult to prove. Even if you know they brought them, almost no insurance or platform accepts such a claim. The only real prevention is anti-bed bug covers and washing at 60°C.
Does vacation home insurance cover pests?
Almost never. Insurances consider pests a maintenance issue, not an incident. Read your policy. More on this in insurance for vacation rentals.
What if the guest posts a review mentioning "bed bugs" but it wasn't true?
You can ask Airbnb/Booking to review it if you have a certificate proving no pest was present (for example, treatment and inspection the next day with no findings). They don't always remove it, but sometimes they do.
Is an annual contract with a pest control company worth it?
If you have 1 unit and no history of pests, an annual preventive treatment (€100-150) is usually enough. If you have 2 or more units or have had incidents, an annual contract (€250-400 per unit) is cost-effective and provides priority emergency service.
