Guests Traveling for Temporary Work: Construction, Filming, and Weeks-Long Projects in Your Vacation Rental

Construction workers, filming crews, engineers on projects... are guests who stay for weeks or months and pay well, but bring their own rules. Here's how to attract them, what to ask for, and how not to end up with a trashed floor.
This type of reservation is not the typical weekend getaway. They are stays of 2 to 12 weeks, with company contracts, invoices requested at the time of booking, and very specific needs. If you know how to manage them, you can fill your calendar in the low season without breaking a sweat.
Who are these guests and why are they of interest to you?
Not everyone coming for work is the same. There are several very different profiles:
- Construction or assembly workers: electricians, installers, industrial plant operators. They stay 3-8 weeks, usually in groups of 2-4 people.
- Filming crews: movies, series, advertising. Stays of 2-6 weeks, very diverse staff (technicians, actors, production).
- Engineers and consultants: projects at local companies, audits, software implementations. They come alone or as a couple, for 1-3 months.
- Traveling healthcare personnel: doctors and nurses covering absences or campaigns, 1-6 months.
- Visiting professors: universities, courses, corporate training.
Why are they of interest? Three very simple reasons:
- Fill low season. January, February, November... months when tourists are scarce, these guests still need accommodation.
- Pay upfront and to the company. No disputes over cards, no last-minute cancellations.
- Make little noise. They work all day, arrive tired, don’t throw parties. Generally.
How much can you charge: real data
The key to this market is that you don’t charge per night, but per week or per month. And here, prices vary greatly.
| Profile | Typical Duration | Average Weekly Price | Average Monthly Price |
|---|---|---|---|
| Construction workers (3-4 people) | 4-8 weeks | €450-700 | €1,400-2,200 |
| Filming crew (2 people) | 3-6 weeks | €500-900 | €1,600-2,800 |
| Engineer/consultant (1 person) | 4-12 weeks | €400-650 | €1,200-2,000 |
| Healthcare personnel | 1-6 months | €350-550 | €1,100-1,700 |
These are approximate prices for medium-sized provincial capitals. In Madrid, Barcelona, Bilbao, or San Sebastián, add 30-50%. In towns and rural areas, subtract 20-30%.
Important: charging by the month does not mean giving it away. Do the math. If your normal price is €90/night in high season but drops to €55 in February, offering €1,400/month to a construction worker gives you €46/night. Plus, there’s no turnover, no weekly cleaning, no platform commissions. It’s almost always profitable.
Where to find them (not Airbnb)
Typical platforms work, but they are not the main channel. Here are other sites:
B2B and specialized platforms
- Booking.com: filters for long stays, many companies book here for tax convenience.
- Spotahome, Homelike, Nestpick: focused on medium stays and professionals.
- Blueground, Habyt: more corporate, usually with direct contracts.
- Airbnb: yes, but with the "long stays" filter active and weekly/monthly discounts set.
Direct contact with companies
This is what almost no one does and where the gold is:
- Call audiovisual production companies in your area. Ask for the production department.
- Contact local industrial assembly companies. They often have a list of accommodation providers.
- Visit large hospitals and ask for the human resources department (they look for accommodation for substitutes).
- Talk to construction companies working on long-term projects in your municipality.
A well-made call can bring you bookings for years.
What you need to offer that a family of tourists doesn’t
This is where most owners mess up. These guests don’t want a guide to nice restaurants. They want practical things:
Essentials
- Fast and stable WiFi. Minimum 100 Mbps symmetrical. If you have real fiber, it’s a selling point.
- Work area: decent desk, comfortable chair (not a €20 IKEA), desk lamp, accessible outlets.
- Fully equipped kitchen. They don’t eat out every day. Large pot, non-stick pan, working oven.
- Washing machine. Non-negotiable. If you can add a dryer, even better. External laundry services do not work for them.
- Iron and ironing board. Many are in uniform or suits.
- Good general and task lighting (reading, desk, kitchen).
What makes a difference
- Safe. If you have filming crews, they carry expensive equipment.
- Private parking. Especially for workers with company vans.
- Package reception. Mention in the listing that you accept deliveries.
- Monthly invoice with all correct tax details. We’ll revisit this below.
- A second set of keys or digital access for flexible entry and exit.
The tax issue: invoices and declaration
This is where the game changes compared to regular guests.
They will always ask for an invoice
Companies need the invoice to deduct the expense. You must be prepared to issue invoices with all data: client’s business name, CIF, clear concept, stay dates, taxable base, VAT if applicable (and there are important nuances, see the post on VAT in tourist rentals).
If you don’t know how to make an invoice or are unsure when to issue it, read the guide to invoices and receipts for vacation rentals).
Beware of the "tourist accommodation" border
If the stay exceeds a certain time (varies by autonomous community, usually 30-31 days), your rental may cease to be considered tourist and become a seasonal lease under the LAU. This changes:
- Tax obligations (may no longer include VAT).
- Legal protection of the tenant (more rights, harder to evict).
- Written contract requirement (highly recommended).
If you plan to offer stays longer than a month, check the specific post on long stays.
Register in SES Hospedajes
Yes, even for 3 months, registration is required. The traveler report is mandatory regardless of duration. The good thing is you only do it once at the start.
Contract: mandatory or not, do it
Although not legally required for short stays, always sign a contract for this type of reservation. It protects you from many issues. Include:
- Exact check-in and check-out dates.
- Maximum number of occupants with names.
- Total price and payment conditions.
- Deposit and what it covers.
- House rules: smoking, pets, visitors, noise.
- Early cancellation policy.
- Liability for damages.
If the reservation is with a company, the contract is with the company, not the individual guest. This gives you much stronger backing.
Deposit: ask for it and do it properly
For long stays, a deposit is not optional. Typical amounts:
- Construction teams: €500-800. They use the property the most.
- Filming: €600-1,000. They move furniture, load equipment, traffic.
- Engineers/consultants: €300-500. Usually the most careful.
If booking with a company, you can hold the deposit via company credit card hold or refundable transfer. Read the post on deposits and guarantees to do it right.
Risks and how to mitigate them
Not everything is perfect. Here are the typical problems:
Accelerated wear and tear
Living 2 months in a flat is not the same as passing 3 nights. Towels, sheets, utensils, appliances... everything suffers more. Solutions:
- Increase the price to include intermediate cleaning every 2 weeks (no full change, just bathrooms, kitchen, vacuuming).
- Provide more sets of sheets and towels from the start.
- Make a photographed inventory upon entry and exit. If you don’t have one, see how to set up the inventory.
Odors and habits
Workers arriving dirty, intensive cooking (spiced food daily), smoking... Set clear rules in writing and don’t be afraid to remind them. The post on odors in vacation rentals offers concrete tricks.
Cancellations
A filming project cancels, a construction delays... can leave you without a reservation overnight. Protect yourself:
- Charge the first month upfront and non-refundable.
- Clear cancellation clause: less than 15 days, lose the first month.
- If with a company, confirm in writing with signature before blocking the calendar.
Neighbor issues
One thing is a tourist entering on Friday and leaving Sunday. Another is seeing the same unknown people entering with boxes and tools for 2 months. Notify the community president, be transparent. The post on neighbor complaints helps.
How to prepare your listing to attract them
If you want to target this profile, your listing must change. Key points to highlight:
- "Ideal for long stays and professionals" in the title.
- Well-configured weekly and monthly discounts (15-20% weekly, 30-40% monthly).
- Photos of the work area, not just the nice bedroom.
- Explicit mention of WiFi, parking, washing machine, invoice.
- "We accept corporate bookings and issue VAT invoices".
- Facilities for flexible check-in (arrival times after a late flight, for example).

How Autoregistro fits in
For long stays, you also need to register the guest in SES Hospedajes. Regardless of whether they stay 2 nights or 2 months: the traveler report is mandatory.
Autoregistro makes it easy: the guest receives a link, fills in their details, signs, and we send everything to SES automatically. You do nothing. €1 per month per property, less than a coffee. For these guests arriving directly from the airport or work, being able to do the registration from your phone before arrival is fantastic.
Frequently Asked Questions
Can I request a copy of the employment contract or the company’s letter?
Yes, it’s common to ask for a company reservation order with tax details, guest names, and dates. Don’t ask for the employee’s employment contract (personal info), but you can require email confirmation with a responsible person’s signature.
What if my reservation gets canceled mid-stay due to a project change?
This is where your cancellation policy comes into play. If you have a signed contract with penalties, you can retain the proportional amount. If not, you’re out of luck. That’s why we insist: charge at least the first month upfront as non-refundable.
Is it advisable to register as a business activity to invoice companies?
Depends on your volume. If you have only one property and make 2-3 corporate bookings a year, probably not necessary. But if you plan to focus on this market, registering as an activity (IAE category and IRPF/VAT modules) allows you to deduct more expenses and looks more professional. Consult a gestor.
Can I refuse a private guest to reserve for a company that pays more?
If you already confirmed the reservation, no. If not confirmed, you have freedom to choose, but beware of platforms: Airbnb and Booking penalize owner cancellations.
Who pays for intermediate cleaning, the guest or me?
Usually included in the price and you do it. But clarify in the contract how many you do, what they include, and what’s extra. If they want more, charge separately. A full change of sheets and towels every 2 weeks is the minimum.
