How to Prepare Your Vacation Rental for Peak Season in Spain

Peak season in Spain (June–September on the coast, with spikes during long weekends and holidays in cities) is when the bulk of vacation rental income is generated. Preparing your property before it starts makes the difference between a profitable season and one full of problems. This checklist covers everything you need to review: documentation, maintenance, pricing, listing, and automation.

Every year, the owners who perform best are those who prepare weeks in advance — not those who improvise when the first June booking arrives. If you're reading this in April or May, you're on time. If it's June, you can still salvage the situation.

1. Documentation and Licenses

Before receiving the first guest of the season, verify everything is in order:

Tourist License

  • Is your responsible declaration still valid?
  • Have there been regulatory changes in your autonomous community since last season?
  • Has your city council approved new restrictions or moratoriums?

National Registration Number

  • Do you have it? Since 2025 it's mandatory for listing on platforms
  • Is it correctly linked to your listings on Airbnb, Booking, etc.?

Liability Insurance

  • Is the policy current? Many expire in January or March
  • Is the coverage sufficient for tourist activity?
  • Does it include legal defense?

2. Maintenance and Deep Cleaning

Peak season subjects the property to intensive use. Better to detect problems now than with a guest inside.

  • Paint review (touch-ups for marks or chips)

Safety Equipment

  • Fire extinguisher: is it within inspection date?
  • First aid kit: is it complete?
  • Smoke detectors: do they work? (if your region requires them)
  • Emergency signage: is it visible?

3. Optimize Pricing

Peak season is when you can (and should) charge more. But "more" doesn't mean "the maximum possible" — it means the optimal price that maximizes total revenue.

Pricing Strategy

  • June and September: 80-90% of maximum price (high demand but not peak)
  • July and August: maximum price
  • Long weekends and holidays: maximum price + higher minimum stay
  • Last minute (bookings less than 7 days out): 10-15% discount to fill gaps

Minimum Stay

  • Peak season: 5-7 nights (reduces turnover, cleaning, and management)
  • Gaps between bookings: reduce to 2-3 nights to fill them

4. Optimize Your Listing

An updated listing before peak season can significantly increase your occupancy.

Photos

  • Do your photos reflect the property's current state?
  • Do you have summer photos (terrace, pool, sunny views)?
  • Are the photos professional or at least good quality?
  • Tip: photos with natural morning light work best

Description

  • Update the description with seasonal information (nearby beaches, beach bars, local events)
  • Highlight what matters in summer: air conditioning, terrace, beach proximity, parking
  • Include travel time to points of interest

Reviews

  • Respond to all pending reviews (positive and negative)
  • If you have few reviews, consider offering a small discount to the first guests of the season in exchange for an honest review

5. Automate Check-In

During peak season, guest turnover is at its maximum. Automating check-in saves you hours every week.

Electronic Locks

If you don't have them yet, peak season is the time to install them:

  • Unique code per booking
  • Guest enters without you needing to be present
  • Access log

Arrival Instructions

Prepare a standard message with:

  • Exact address + directions (Google Maps link)
  • Building and property access codes
  • Parking instructions (if applicable)
  • Basic house rules
  • Emergency contact

6. Prepare the Welcome Kit

  • Cold water in the fridge
  • Coffee, tea, sugar
  • Soap, shampoo, shower gel
  • Extra toilet paper
  • Local guide with restaurant, beach, and activity recommendations
  • Area map

You don't need to spend much — the gesture counts more than the cost.

7. Between-Guest Cleaning Plan

During peak season, between-guest cleaning is the operational bottleneck. Plan ahead:

  • Do you have a reliable cleaning service? Do they have availability in July-August?
  • How much time do you need between check-out and check-in? (minimum 3-4 hours)
  • Do you have enough spare sets of sheets and towels?
  • Do you have cleaning products in stock?

Tip: hire or confirm the cleaning service BEFORE May. During peak season, demand for cleaners skyrockets and the good ones are booked.
