A link, no downloads

Guests open a link on their phone and fill in their details before arriving. If they have to install an app or create an account, many won't.

Automatic submission to SES Hospedajes

RD 933/2021 requires traveller data to be reported within 24 hours. The app has to submit the report itself, not leave you a PDF to upload yourself.

Every guest in the booking

All travellers must be registered, including minors, stating their relationship to the adult accompanying them. The form must handle the whole group.

A clear price for a few properties

Unit minimums, tiers and commissions change the real price a lot when you have one or two flats. Look at what you would actually pay, not the "from" price.

Do I have to scan the guest's ID?

No. The regulations require reporting the document details (type, number, issue date, etc.), not keeping a photo of the ID. Scanning is a convenience so guests don't have to type: if you don't need it, an app with a form complies just as well.

How is a check-in app different from a PMS?

A PMS (Lodgify, Smoobu, AvaiBook...) manages bookings, calendars and channels, and usually costs €20 to €100/month. A check-in app only collects guest data and submits it to SES Hospedajes. If your PMS already includes SES submission, use it; if not, a check-in app covers it for much less.

How do I send the check-in link to Airbnb or Booking guests?
